Warehouse Site Assessment (Pre-Lease)

Will this building work for our operation?

An operational assessment of a prospective warehouse before you lease it, buy it or take it over. We test the building against how you will actually receive, store and dispatch, and show you what would need to change.

Service overview

The lease will outlast a poor fit.

Before a lease, acquisition or handover.
Primary output: Suitability report and gap register.

Warehouse leases usually run for years. Once you sign, every shift pays for a low clear height, a tight column grid, a shared yard or too little power, in lost pallet positions, slower dock turns and daily workarounds.

Brokers describe a building by its area and its rent. Your operation needs other answers: how many usable positions it gives, whether your vehicles can turn in the yard, and which changes to agree with the landlord while you can still negotiate.

A1 / Assessment scope

What we assess

Each item is checked against your operating requirement, not against a generic checklist. Scored against Part 1 of the TvastrOps Warehouse Standards (8 criteria) →

01

Building and site

  • Building dimensions, usable clear height and column spacing
  • Location, road connectivity and approach routes for your vehicle types
  • Truck access, yard depth, docking apron, parking and circulation
02

Docks and storage fit

  • Dock count, dock heights, levelers and canopy cover against your arrival profile
  • Functional storage suitability: which storage systems fit, and at what density
  • Equipment compatibility: aisle widths, lift heights, floor finish and charging space
03

Services and documents

  • Utility readiness: power, lighting, water and drainage, as observed and as documented
  • Approvals and compliance documents the owner can provide, and the gaps
  • Floor specification and loading documents, where available
04

Fitment and modifications

  • Limitations that would constrain your layout or future growth
  • Modifications to request from the landlord or seller before handover

Technical approach

How the audit runs.

Requirements, observations and evidence are reviewed together before recommendations are prioritized.

  1. 01

    Define the requirement

Volumes, storage profile, vehicle types and growth plans, so the building is tested against your operation.

  2. 02

    Review documents

Drawings, approvals, floor specifications and utility details from the owner, with gaps listed for clarification.

  3. 03

    Walk the site

A structured visit to the building, yard, docks and services, with measurements and photographs recorded against the checklist.

  4. 04

    Test the storage fit

A preliminary storage layout to estimate usable positions and show where columns, height or doors constrain the plan.

  5. 05

    Report and compare

Findings, modification requests and, where several sites are assessed, a weighted comparison to support the decision.

Applications & operating risks

When to commission this audit.

A building can look right on a site visit and still fail the operation: docks that can’t take your trucks, a clear height the racking can’t use, or floors nobody has documented.

  • You are shortlisting buildings for a new site or a relocation.
  • A landlord is offering a ready-built or built-to-suit warehouse and you need to confirm it works before signing.
  • You are acquiring a business or site and need to understand its warehouse constraints.
  • A 3PL is taking over a client’s facility and needs to know what it is inheriting.
  • Several buildings look similar on paper and you need a fair way to compare them.

Risks the assessment helps identify

  • — Usable storage well below what the floor area suggested
  • — Docks, levelers or yard space that can’t handle peak arrivals
  • — Modifications discovered after handover, at your cost
  • — Missing approvals or documents that delay occupation

Deliverables

Outputs for your decision.

The agreed scope determines the final document set, level of detail and any specialist follow-up.

D1 / Audit output

Site suitability assessment

Findings by area, each rated against your operating requirement.

Assessment checklist and gap register

Every item checked, its status, and what still needs confirming with the owner or a specialist.

D3 / Audit output

Preliminary storage feasibility

A concept storage layout with an estimate of usable positions and what limits them.

Decision-support report

Scope boundaries

Operational assessment.

This is an operational suitability assessment based on observation and the documents available. It is not a structural survey, a fire-safety or statutory inspection, or legal due diligence. Where a finding depends on one of those, we say so and recommend an appropriately qualified professional.

Supporting work, where agreed

Conceptual facility master planning. Zoning, flows, dock positions and phased growth for a new or expanding site, worked out before architectural design starts. Architectural design, structural design and approvals remain with your architect and licensed engineers.

Facility modification planning. The operational case, scope and sequence for building changes such as dock additions, re-zoning or mezzanines. Detailed design and statutory approvals are carried out by appropriately qualified professionals.

Storage feasibility studies. Concept storage layouts that estimate usable positions for a building, and show what limits them.

Common questions

What should I check before leasing a warehouse?

Check it against how you will actually work, not against the listing: usable clear height and column spacing, dock count and heights against your truck arrivals, yard depth for turning, floor loading, power for charging, and which storage systems fit at what density. We check each of these on site, along with the approvals and documents the owner can provide.

Can you tell us how many pallets a building will hold before we sign?

Yes. We work out which storage systems fit and at what density, given the clear height, columns and the aisle widths your equipment needs. You get a usable storage capacity, not the gross floor area the listing quotes.

What if the building doesn't fit our operation?

You get the limitations in writing, plus the modifications to request from the landlord or seller before handover, such as dock levelers, power upgrades or floor repairs. You can negotiate them into the lease, or walk away before you are committed.

Do you assess warehouses outside Hyderabad?

Yes. We are based in Uppal and on site across Hyderabad and Telangana, including Shamshabad, Medchal, Genome Valley and Patancheru, and we travel elsewhere in India for assessments.

Is a site assessment the same as a structural or fire safety survey?

No. We assess operational fit: whether the building works for how you will receive, store and dispatch. Structural, fire and statutory sign-offs need licensed specialists; we flag where one is needed and what to ask them.
